How It Works...
THE BUYING PROCESS
Before we start your search we will meet to discuss your needs, preferences, budget, and timeline for buying a property. If you're uncertain about your budget, no worries— I'll provide you with my top contacts for pre-approval.

PROPERTY SEARCH
After you get pre-approved, I'll set up alerts to keep you posted on new properties. Don't forget to grab my app, where you can check out all the homes in the Wichita Area, save your favorites, set up showings, and chat directly with me. Rest assured, your info stays private. To stay ahead in the market, it's important to schedule showings promptly if you like a place. Being prepared boosts your chances of snagging your ideal home.

OFFER AND NEGOTIATIONS
Once you've found the right home, we'll put together a strong offer that aligns with the terms you prefer. I'll guide you through the process, including the purchase price, contingencies, and other conditions. As we negotiate, I'll be in your corner, working through counteroffers. The goal is to reach a deal that works well for everyone. I'll keep you in the loop and offer strategic advice. Using my negotiation skills and market knowledge, we'll aim for an outcome that meets your goals and budget.

DUE DILIGENCE
Once your offer gets the green light, the home-buying process becomes like a fast-forwarded movie. It's exciting, but there's a lot happening in a short time. Timing is key, and staying on top of the following is critical to landing smoothly on closing day. We enter whats called the due diligence phase. During this time, there's a set period for necessary inspections and tasks to ensure the property aligns with your expectations. If any issues come up, we'll work through them together. This might involve negotiating repairs or concessions from the seller. Our goal is to offer a clear understanding of the property's condition, empowering you to make an informed decision. Your lender will also order an appraisal around this time.

CLOSING
After celebrating the acceptance of your offer, there are important steps before you can settle into your new home. I will work closely with your lender and title to ensure a smooth process. Your lender will guide you through the financing requirements. You will want to make sure that as soon as documents are requested you are getting those to your lender right away to avoid closing delays. The title company will ensure a clear title and provide title insurance for your protection. On closing day we will schedule your Final Walk Through. This is usually just a 15 minute walk through the house to make sure the house is in good condition. Once all conditions are met, we will attend the closing meeting to sign the necessary documents and receive your keys. You will want to bring your drivers license and check for closing costs with you to the title company. I will let you know what that amount is prior to closing! Congratulations on reaching the final stage of homeownership!
